Summer Slow Down!


It's that time of the year: vacations, getting ready for school and more vacations. This time of year creates a lack of buyers and historically will continue through August. We will again see a pick up of buyers in September.

But it does not mean homes do not sell in these next six weeks. They will and they do. Make sure your home is one that a buyer cannot resist because during these next six weeks you will have serious buyers visiting your home.

How do you rise above these few weeks? Be sure all write ups about your home are colorful and informative. Include lots of photos ... aren't we all visual? Those photos should show your house in the absolute best light possible. Go over your listing and make sure you are happy with the information provided about your home. Have your realtor put colorful, professional brochures by your for sale sign and keep them filled. Keep your lights on in the evenings, including your front light, so that it shines when potential buyers are riding by.

Keep your grass well-manicured and fresh looking. Unless we are in a water conservation status, water the lawn so that it looks alive. Keep those flowers watered during this steamy time to keep them beautiful. You need to make sure your home stands out from all of the rest.

Remember this is a brief period of time that we experience every year. September will bring a fresh group of buyers ready to make your house their home!

PMI Payments Will Rise!

Realtors and experts have been saying for some time that it is the time to buy! Buyers who have remained on the fence will now face slightly higher prices in some areas, higher interest rates and for FHA borrowers monthly PMI Payments.

While rates were at the 4% mark just alittle over a month ago, they are now climbing to 5%. FHA loans originated prior to 4/10/2011 will see lower monthly PMI payments however loans originated after 4/10/2011 will see an increase. For example, if you have an FHA mortgage in the amount of $200,000 that originates prior to 4/10/2011 your monthly PMI payment is $150.00. After 4/10/2011 that monthly PMI payment will be $191.67 a month. That is a difference of over $41.00 a month. Combine that with slightly higher prices and higher interest rates and that home you have been thinking of purchase could now be over $200.00 a month higher in payments.

For those that have been on the fence...it's time to jump off, get into this fantastic Buyer's Market we have been experiencing and find your home. Don't wait for the bottom as it seems it may have already passed you by.

Are Realtors Needed?

This questions seems to be on many people's minds lately. The market is a difficult one for Sellers and they are pinching every penny. With all of the information available on the internet one would think a Realtor is no longer necessary. Nothing could be further from the truth and I wonder why it is this particular industry that receives this type of media coverage.

When you are ill there is a lot of information on the internet. Simply list your symptoms and your diagnosis is right in front of you. Why see a physician? When you want to file for divorce or want information on any legal issue simply add the information to the internet and everyone is there to tell you how to do it by yourself. Why hire an attorney? When you have a leak that if flooding your basement simply click on Youtube and instantly learn how to fix the problem. Why call on a plumber?

You call on a Physician, an Attorney and a Plumber because you need them. Just because the information is in black and white or in video on your computer screen doesn't mean you know all there is to know and one mistake can cost you much more than it would have if you sought professional advice to begin with.

A Realtor does much more than put a sign in the front yard and wait for the buyers to visit. And our job truly continues throughout the entire transaction. As with any other situation, one mistake can costs you as a buyer and/or seller thousands of dollars as well as much unnecessary stress and aggravation. I cannot count the number of times a seller or buyer tries to do it alone and I receive the questions on how to fix a mess.

Just as I do not want to do everyone else's job and make my headaches worse by trying to do so, many home buyers and selles feel the same. Doing it correctly the first time is better than doing it all over again at a greater cost.

You Can Qualify For a Mortgage!

The question today seems to be "will I qualify for a mortgage"? There is a lot of misinformation circulating through the media and amoung people themselves regarding the current mortgage situation.

First I have to say if you don't try to qualify you wont' know if you do. Find a Direct Lender who can take your application and let you know whether you qualify or not. This should not cost you any money at all. It should be a free service. If the lender you contact will not pre-approve you for a mortgage without payment move on to the next direct lender.

Although the restrictions for obtaining a mortgage are more strict at this time it does not mean you cannot qualify. It simply means more of a paper trail has to be covered.

With rates as low as they are right now and homes being ON Sale it is foolish to wait and see what happens in the market. If you are looking for a house to call home, now is a great time to begin. Hurry and Take Advantage of the Credit Now Available!


The $8,000 Tax Credit is no more but there is still a great opportunity available to buyers!  Buyers and Sellers are coming together! It is easier for a buyer to receive a Seller Assist towards closing costs.  This can mean $8,000 or more to take care of closing costs.  $8,000 or more that the buyer does not need to close the sale.
